BASIX
In New South Wales (NSW), the BASIX program is a mandatory initiative aimed at regulating the energy efficiency of residential structures. Specific benchmarks set by the NSW government must be met by households to qualify for a BASIX certificate, with variations existing among different regions. For instance:
- Energy Efficiency: Newly constructed homes are required to meet defined energy targets established by BASIX, contributing to the reduction of household greenhouse gas emissions.
- Thermal Comfort and Loads: BASIX assesses the efficacy of heating and cooling systems in residences, ensuring year-round comfort.
- Water Efficiency: Designed to limit water consumption within households, BASIX water targets lead to reduced water usage and subsequently lower water bills.
What is the National Construction Code?
The National Construction Code (NCC) functions as a performance-based set of regulations, establishing construction requirements for buildings. The NCC incorporates two distinct mandatory components:
- Performance Requirements: These delineate specific criteria that must be satisfied, serving as benchmarks for compliance.
- General Requirements: Encompassing various facets of NCC application, this section includes interpretation guidelines, reference documents, acceptance criteria for design and construction (along with supporting evidence/documentation), and the classification of buildings within the NCC framework.
Within the NCC, there exists both guidance information and compliance requirements. The Performance Requirements set the minimum standard that buildings, building elements, and plumbing and drainage systems must attain. A building, plumbing, or drainage solution is considered compliant with the NCC if it fulfils these Performance Requirements.
National Construction Code 2022
Starting October 1, 2023, the National Construction Code (NCC) mandates that new home constructions must attain a 7-star BASIX Certificate. These revisions are applicable to all homes submitted after the specified date. To achieve compliance with BASIX targets and the updated NCC 2022 stringency increases, consider the following tips:
THERMAL COMFORT:
- Place living areas on the north side for better natural heating.
- Position service rooms on the west/south.
- Use smaller windows to reduce the need for special glazing.
- Optimise glazing: more on the north, less on east/west, minimal on south.
- Avoid fixed windows, as they perform poorly.
- Utilise thermal mass like slab on ground.
- Install 450–900mm eaves for shading.
- Be cautious with large eaves over sliding doors.
- Reduce air leakage with sealed LED lights and self-closing exhaust fans.
- Insulate walls and ceilings adequately.
ENERGY:
- Consider energy-efficient appliances and lighting.
- Improve efficiency with showerheads, clotheslines, and natural ventilation.
- Add ceiling fans and check air conditioning performance.
- For significant shortfalls, consider heat pumps or solar hot water systems.
WATER:
- Minimise landscaped areas and use low-water plants.
