It was an epic tale in the making. After a two-year search, the homeowners found the perfect vacant land. It stretches across 11.7 hectares, has a north-facing slope with views of a lake, and pristine views of rolling hills.

“The property embodies the classic Adelaide Hills vibe, with open green fields surrounded by eucalypt trees,” notes Greg Bond, architect and director of Atelier Bond.

On the day the architects viewed the site, the heavens opened, and rain and hail bucketed down. Undeterred, they jumped in the car and viewed the site that way. “After that we went to the Uraidla pub — very Adelaide Hills behaviour,” laughs Greg.

Big House On The Hill, SA

The owners, a couple transitioning to retirement, wanted to create a luxury retreat away from the city that was spacious enough for their entire family to gather together. The sprawling home, which is made up of three pavilions, has a 1200sqm footprint over two levels; 400sqm is underground.

It’s a home built with sustainability in mind. “The rammed earth spine is the structural hero piece of this house, with a continual presence throughout,” notes Greg. It offers a host of benefits including thermal mass, robustness, durability, and it has fireproofing attributes.

Greg says an engineering feat of cantilevering 4m at each end of the spine proudly completes the form. “Atelier Bond’s other design feat for this space is the angled ceiling detail,” he explains. “It seeks to capture the best of the view and the light by angling the roof line to the east through a specialised timber system.”

The home’s orientation to the north, high-level windows, in-slab heating in habitable zones, as well as rammed earth and timber cladding, all tick the box for astute sustainability.

The home is spectacular. In the basement level there’s a wine room with climate-controlled cellar, whiskey lounge, pub bar, home cinema and more. On the ground floor there’s an abundance of living spaces, bathrooms and bedrooms, including a butler’s pantry, mud room, family powder room, guest powder room, home office, entertaining terrace, and a wine bar with stairs to the wine room below. There are also two guest bedrooms with individual ensuites, and two guest bedrooms sharing an ensuite.

Big House On The Hill, SA

The master wing is at the eastern end of the dwelling and it’s one of Greg’s favourite aspects of the build. “It’s a shrine to the morning sun; we hope the clients enjoy waking up with sunshine on their faces, particularly on the glorious Adelaide Hills winter mornings.” There is also a sewing room, private library, bathrooms, and a walk-in dressing room.

The ceiling design is unique. “The mix of brick and baton-angled ceilings ties your eyes to the interior, and as you glance at the outside view, your gaze fixes on the dam below,” he shares. Indeed, the spectacular views can be enjoyed from every room of the home.

The residence is very generously proportioned, stretching across 65m. One of the challenges of the project, according to Greg, was to create a house very large in scale without it feeling cavernous. “Through careful functional resolutions and material selections, it’s a large and beautiful home that nestles into the site more quietly than you would think,” he notes.

Big House On The Hill, SA

During the process, the parameters continually changed while the design intent remained firm. “It kept getting bigger and bigger as we went,” says Greg. “All the teams needed to work together to collaborate and communicate throughout the construction phase as the brief was often a moving beast.”

The design and execution of this project was an inspiring collaboration between Atelier Bond, Leed Engineering, the infrastructure engineer and substructure contractor. The builder was Jordan Gyss from The Little Build Co. “Everyone on the project joked that this house didn’t come close to being a little building, and that Jordan needed to change the name of his company,” laughs Greg.

A Brisbane residential building company is walking the talk on men’s mental health, encouraging blokes to speak up, and ask for help if they need it.

The O’Shea and Sons Builders (OSB) team pride themselves on integrity, transparency and reliability in their work—and those same sentiments are clear in their passion for openness and keeping the conversation going when it comes to men in the industry and beyond dealing with the tough times.

“As someone who has been in the industry for a while now, I have worked with, mentored, and supported many young men in their work and home lives. I have witnessed a real pattern with guys reaching certain stages of their lives where they go through different struggles—financially, physically, and emotionally,” OSB Co-founder and Director Nick O’Shea said.

Spoke to a Bloke Walk

“As part of one our main pillars of business, we believe strongly in supporting the community that we have around us with workforce, subcontractors, suppliers, friends, and family. Something I personally feel strongly about is supporting young men to firstly realise the signs of when they maybe struggling, how to talk to others around them, and about the management plan of dealing with the struggles to come through the other end.”

Each month, the OSB team comes together for events focused on mind, body, and connection, such as hot Pilates, a game of touch footy at the park, or even a paint-and-sip session at the local bowls club.

“We find it connects our team but also gives them an opportunity to understand the importance of stopping, enjoying the small things in life, and resetting to be the best version of themselves both for work and home,” Nick said.

Spoke to a Bloke Walk

Three years ago, Nick was approached by a very close friend who asked him to participate in the Walk for a Bloke. Established by charity group Spoke to a Bloke in memory of their brother who tragically took his own life, the 25-kilometre event started in Sydney in 2019, and has grown to an annual event across the nation and overseas. Women are also encouraged to take part as supporters and volunteers.

The OSB team has participated in the walk every year since, and on March 22, once again made the trek from New Farm Park to The Normanby Hotel at Red Hill, where participants were encouraged to keep the conversation flowing and celebrate their achievement. They surpassed their fundraising goal this year, with their supporters donating $1100.

Spoke to a Bloke Walk

“This year we had our whole team involved. All 16 carpenters, a number of office staff, and a lot of friends and family were with us. I had my 72-year-old dad and 72-year-old father-in-law and also my 18-year-old son (who is a third-year apprentice with us) on the walk, so it was really special. To walk along, chat, and get the experience of the men who have been through a lot in their lives and then also share that with my own son was really moving,” Nick said.

Spoke to a Bloke Walk

“We love the messaging behind the walk but also the challenge of pushing ourselves and supporting our mates through the long walk. It hurts physically and is a mental challenge to keep on going. It’s amazing what you can achieve with a great group around you to keep pushing through.

“We all live such busy lives. I know me personally, working long hours, being a full-time dad, being a full-time husband, and a mate to those that I can. We never take the opportunity to stop and think about our own mental and physical well-being, or we don’t take the opportunity to stop and have a chat to our mates about how they’re going.

“It’s so important to get in there and have a chat to each other, have a laugh, have a cry. It’s more than just a walk: it’s about showing up for each other.”

Nick’s inspiring message is one of supporting those not only your own network but being an advocate for others in the industry.

“The building industry is hard enough. Let’s work together to find the best practices and methods with our staff and those around us. We are always happy to chat with other businesses and share the true benefits of supporting each other and our workforce through schemes and fundraisers.”

In the picturesque Northern Beaches suburb of Manly Vale, a vibrant couple, Lisa and Andrew, embarked on a remarkable renovation journey that led them on an unexpected path to their dream home by the ocean. With their three-year-old daughter in tow, they set out to create a haven that would perfectly blend their love for the coastal lifestyle with the comfort of modern living.

After a couple of false starts, Lisa and Andrew found success with MILEHAM. Their story showcases the invaluable role of working with the right custom home builder, rather than sticking with a builder whose vision doesn’t align with your own.

A Vision Takes Shape

Lisa and Andrew’s journey began when the couple, eager to start a family, decided to upgrade from their apartment in Mosman. Their quest for a new home led them to Manly Vale, a suburb that was still affordable, yet rapidly gaining popularity for its proximity to the Northern Beaches and city access. “Manly Vale was like a hidden gem,” Lisa recalled. “We were drawn in by the emerging cafes and shops, and we knew this would be a great place to raise our family.”

Their property hunt eventually brought them to a charming, albeit slightly outdated, 3-bedroom bungalow. Perched high on an escarpment of rock, the house offered mesmerising, 180-degree views of the ocean, giving it a distinct “beach shack meets tree-house” vibe. It was love at first sight.

A Growing Family and a Dream Deferred

Lisa and Andrew moved into their new home just before the COVID-19 pandemic hit, which meant spending a significant amount of time indoors. The birth of their daughter during this period made them realise they needed more space for their expanding family. “We were living on top of each other,” Andrew admitted, “and there was no room for guests to stay.”

With a clear need for additional space, Lisa took charge of the renovation project. Armed with inspiration and insights from interior design and home renovation magazines and websites, she curated a mood board that perfectly encapsulated their vision. Their dream home was inspired by The Atlantic in Byron Bay, a cherished getaway. Lisa explained, “We wanted our home to feel like our favourite holiday place – contemporary, coastal, laid-back, yet liveable and homely – something that tells a story about our life and travels.”

The Architect’s Touch

With their vision in hand, Lisa and Andrew sought the expertise of builders to get estimates for the project. However, the initial design proposals left them feeling uninspired and underwhelmed. It became clear that they needed a professional Architect’s touch to bring their dream to life.

Their friends, who had recently completed a renovation, recommended James Pilcher from MILEHAM, a Registered Architect and Licensed Master Builder wrapped in a rare single package.

During their first meeting, James conducted a thorough walkthrough of the house, absorbing Lisa’s mood board and vision. “It’s really exciting to work with clients who have a clear idea of what they want, but want to work with an Architect’s eye and insight to really bring that vision to life” James commented.

In that visit, James sketched some fresh ideas, igniting a creative spark that had previously been missing. Lisa and Andrew were blown away by James’ vision, which ultimately transformed their design into something entirely different from their initial concept. “You don’t know what you don’t know,” Lisa mused. “We’re so grateful to James for delivering a clever and functional layout that made the most of the spectacular ocean views and maximised space for our busy family life.”

The Decision to Move

Despite falling in love with the new architectural design, Lisa and Andrew decided that they had the right house in the wrong location. They yearned to live closer to the beach, right in the midst of their cherished ocean view – not just looking at it from a distance. So, they made the courageous decision to sell their Manly Vale home, complete with approved DA plans showcasing the Architect-designed vision.

The house sold swiftly, with the agent noting that the inclusion of approved DA plans added substantial value to the final sales price – an outcome which ultimately helped Lisa and Andrew secure their new home closer to the beach. Lisa and Andrew, now living in Freshwater, know they made the right decision, and plan to re-engage MILEHAM again to renovate their new home, with visions for a Mexi-Casa abode beginning to take shape.

Lessons in High-End Architectural Construction

Mileham

Reflecting on their renovation journey, Lisa shared a valuable lesson: “We made the mistake of going straight to the builders for inspiration and ideas. We now realise that the start of a renovation journey should always begin with an Architect. Even better if it’s with an Architect who is also a Licensed Builder. You may pay a little more upfront, but in James’ case, as an Architect and builder, his skills, vision, and understanding of build cost estimates gave us the best possible outcome and substantially increased the sale price of our home – so it was well worth the investment.”

Andrew added, “We chose MILEHAM as it’s a family-run business with family-based home design solutions, and because the owner, James, puts his professional reputation on the line for each and every project he takes on. He’s easy to work with and listens to what you want, yet challenges you by offering alternatives that he’s confident will work better. The fact that he has surrounded himself with a quality team at MILEHAM means he has more time to offer a high level of personal service.”

Lisa and Andrew’s unexpectedly rewarding journey serves as an inspiring testament to the power of a clear vision, the value of professional advice, and the joy of ultimately finding one’s dream home by the beach.

You can too, with MILEHAM. Book your Discovery Call today

With advanced technology and show-stopping style, this functional family home is a modern marvel

Situated on tight block in the Melbourne suburb of Eaglemont the design intent of this new Hedger Constructions home was to create a unique and timeless residence with a clean aesthetic that also utilised different materials to create texture, character and a welcoming atmosphere. Catering for a family of 5, the home needed to be minimal in upkeep and have an emphasis on lifestyle enjoyment for family and friends, coupled with functionality.

“As a 4-level home it was important to ensure it didn’t feel imposing” explains Steven Hedger, director of Hedger Constructions. “To achieve this, one floor is located below ground level, and outdoor entertainment spaces including the pool and sunken firepit have been carefully positioned, to ensure privacy for occupants and their neighbours”.

Externally, cladding materials include spotted gum timber, rendered surfaces and Coolum stone. Commercial profile double glazed Rylock windows add clean lines and allow natural light to illuminate the home. Timber lined eaves provide earthy tones to the exterior and contrast beautifully with the Alucobond boxed gutters and clip lock roof. The front entry is designed for wow-factor and includes timber posts, hand-laid stonework, and a spotted gum feature door.

Hedger Constructions

“Upon entry visitors are greeted by the vast lobby with soaring atrium to the upper floor areas” says Steven. Feature pendant lighting bathes the space in a golden hue, illuminating access to the oak floating staircase with glass balustrade and the internal home elevator. Adjacent to the entry is an inbuilt saltwater aquarium to create a tranquil and relaxing atmosphere.

Hedger Constructions

Hydronic underfloor heating warms the entry level and chevron European Oak flooring draws the eye to the open plan kitchen, dining and living space. “Designed for effortless entertaining, all kitchen appliances are integrated, including a cooler draw, and overhead cupboards are electronically operated via home automation” shares Steven.

Hedger Constructions

“A modern aesthetic has been achieved via the custom cabinetry package of white 2 pack finishing with a handless design”. Stone benchtops with a waterfall end island bench provide ample space to combine entertaining and finishing preparations. A generously proportioned butler’s pantry area allows for a practical workspace including a second sink and storage areas.

Hedger Constructions

An example of indoor / outdoor living at its finest, wrap around glazing of the open plan kitchen, dining and living area allow it to extend into an extensive alfresco space. “With Limestone paving, an outdoor woodfire set into a stone surround, BBQ and kitchen unit, and stunning spotted gum ceiling linings, the alfresco area can be enjoyed regardless of season” explains Steven. A reeded glass screen provides privacy for the adjacent spa and pool.

Hedger Constructions

“An internal bar and rumpus area can also be accessed via the alfresco and includes Blackstone finishes, feature stone fireplace with gas heater and a timber lined bulkhead allowing for concealment of key services” says Steven.

The ground floor is completed with a generous guest bedroom and ensuite featuring floor to ceiling tiles, backlit mirrors, and private retreat space. A laundry with ample cabinetry, including drying cupboards, leads to the outdoor services area through a rear door.

The middle level opens with a living zone featuring messmate cabinetry, hydronic heating panels and P50 skirting. The children’s bedrooms are on this floor and are serviced by full ensuites. A stunning bathroom with a freestanding bath, recessed blinds and electric windows add to the functionality of this level.

Hedger Constructions

Contained in the upper level is the master suite incorporating an expansive retreat for privacy and seclusion. Recessed full height doors accentuate space, and an extensive walk-in dressing area with roof access skylight is complemented by a large ensuite including a freestanding bath and venetian plaster.

“All bedroom areas include hydronic panel heating, sensor lighting and a laundry chute” explains Steven. “The ducted vacuum system throughout the home is helps create low maintenance living”.

The basement level contains a 4-car garage with epoxy coated concrete floors. The services section of this floor houses a 2,000-litre water tank, and a 12,000-litre stormwater retention tank with diesel pump backup. This floor also caters to family entertainment, with a cinema room, infra-red sauna, home gym, and cellar.

“A CBUS system and entertainment design were also a key priority for the family” shares Steven. “This innovative technology allows all lights throughout the entire home to be controlled by an app”. Music programming can also be controlled in this manner and is supported by a quality speaker system inside and outside the home. “Security cameras, the front electronic gate and door, pool heating, intercom system, and blinds are also controlled by the system and can be set to timers to minimise energy use and maximise efficiency” explains Steven.

To reduce energy costs a Tesla Solar System has been installed. Double glazed windows provide thermal breakpoints to improve energy efficiency, and the electric opening highlight windows allow for passive ventilation.

Hedger Constructions

Interiors throughout this showpiece home have been thoughtfully designed by Peta Stefanetti of CFS Interiors, creating a tranquil atmosphere. Artfully decorated with crisp, sharp lines, textured natural materials, nooked areas for privacy, and a finishes schedule of outstanding quality, the result provides a cohesive sense of togetherness for the family.

Hedger Constructions

Transcending the traditional, this home skilfully navigates the needs of a large family, providing space for all occupants whilst delivering every modern amenity. “The handover of the finished house was truly a joyous moment; the kids were so excited to explore their new home, and the parents were delighted with the functionality and level of finish” shares Steven. “That’s what drives us forward, we never lose site of the fact we’re building a home to create a lifetime of memories in”.

Since 2016, Rylock has been designing and producing custom windows and doors for more than 700 Carter Grange residences. This enduring collaboration highlights their mutual commitment to innovation, expert craftsmanship, and delivering top-tier solutions that cater to the distinct requirements of every client.

The newest dual occupancy by Carter Grange radiates sophistication, featuring a breathtaking exterior that reflects the exceptional architectural design and meticulously chosen materials throughout the property.

Dual Elegance, Rylock

Featuring a bold mix of timber batten cladding and render, the first floor showcases a prominent series of columns that frame the Commercial Series Double Hung Windows, drawing the eye upward. These windows are engineered to optimise airflow, with both the top and bottom sashes opening simultaneously to facilitate efficient cross-ventilation.

As you step through the elegant Victorian Ash timber entry door, you are greeted by impressive ceilings soaring to 3.4 meters, allowing natural light to flood the interior. Rylock’s expansive Commercial Series Fixed Lite Windows are showcased in the kitchen and butler’s pantry, with an impressive 4.5-meter-wide stretch that runs the entire length of the kitchen. This design feature not only maximises natural light but also adds a sophisticated, modern flair to the space.

Dual Elegance, Rylock

The transition between indoor and outdoor areas is effortlessly achieved with the 5.4-meter-wide Commercial Series Stacker Door, featuring a 50mm sill that can be recessed for a smooth, zero-threshold installation, erasing the line between the two spaces. For moments when the door is closed or the weather takes a turn, the Commercial Series Awning Window provides an excellent way to introduce fresh air and maintain ventilation.

The Commercial Series Awning Windows are also installed on the home’s upper level, with the master bedroom featuring windows positioned above eye level for added privacy and to allow furniture placement below. These awning windows are equipped with stainless steel stays and Truth™ Bar operator hardware, ensuring smooth and effortless operation even with larger sizes.

Additionally, every Rylock product with an opening panel or sash incorporates dual seals, minimising heat loss and reducing external noise, which contributes to a quieter and more serene indoor environment. This is particularly crucial in a dual occupancy home like this one. For homes requiring more substantial noise isolation, Rylock offers a selection of acoustic glazing options.

Commercial Series Awning Windows are also present in bedrooms three and four, along with their ensuites, where they enhance the influx of natural light, creating a spacious and airy feel while supporting controlled ventilation year-round.

This project exemplifies the strength of collaboration, bringing together Carter Grange’s design expertise and Rylock’s precision-crafted window and door solutions. The result is a home that is not only visually captivating but also built to last, combining striking aesthetics with timeless design.

Located in The Hills district of Sydney, this modern home seamlessly blends into its beautiful bushland backdrop

Gremmo Homes has once again proven its design and building prowess with this sprawling abode. The lucky owners are welcomed into the leafy acreage setting through a custom-designed entrance gate that provides a hint of the unique architectural elements within. A meandering driveway leads to a large turning circle which envelops a feature tree, setting the scene for this very impressive residence.

The facade is streamlined in its design, with clever use of linear cladding providing visual elongation to emphasise the home’s impressive size. The external walls are finished in a warm white hue, creating a bright and airy feel, while natural stone and timber cladding soften some of the more clinical elements of the facade.

A tall blade wall finished in organic sandstone provides an unforgettable entrance statement while also creating another layer of textural interest. This striking vertical element is an intriguing counterpoint to the strong linear elements of the facade. The front door is finished in a moody charcoal, offering contrast to the lighter-toned herringbone tiles that guide you past the abundant glazing, bathing the entry area in natural light. The sleek glass pivot door that leads from the entry into the study has been fitted with built-in cabinetry to ensure the space remains sleek and clutter-free.

The home progresses into an expansive open-plan living, dining and kitchen area, which is teeming with natural light provided by the wall of floor-to-ceiling windows. A captivating curved feature wall finished in sleek polyurethane battens invites you into this living space, emphasising the amalgamation of the linear elements and curves featured externally. A double-sided fi replace creates a visual connection between the entry and heart of the home, with a thoughtfully placed wine nook adding a touch of sophistication to the owners’ libations.

Moving to the kitchen, satin-white cabinetry accented with Boston oak timber is balanced by a black linear pendant light. Black appliances and decorative pieces strengthen the monochromatic colour scheme and connect visually with the other darker highlights throughout the open-plan space. Calacatta porcelain has been utilised on the kitchen benchtop and splashback, its rich veining providing a stunning focal point. Miele appliances are used throughout, while an undermount Oliveri sink seamlessly blends with the benchtop to maintain a clean and sophisticated aesthetic. Additionally, the adjacent pantry assigns a practical working area for the kitchen.

The master wing offers a luxurious retreat, featuring a spacious bedroom that flows to a private patio. Soft sheers and a plush loop-pile carpet generate a sense of warmth and comfort. A panelled half-height wall adds texture, while feature wall lights provide softer mood lighting. The walk-in robe is both classic and elegant thanks to the crisp-white cabinetry punctuated with pops of Polytec Boston oak veneer.

An interplay of textures unfolds in the master ensuite. The timeless elegance of Calacatta porcelain tiles acts as the backdrop for the double vanity, which features round basins and mirrors that reiterate the curved details that flow throughout the home. A curated selection of brass tapware adds a sophisticated touch, while a custom skylight above the double shower bathes the room in natural light.

The rear wing of the dwelling boasts a versatile rumpus room, with a plush carpet inlay. Vertical battens bring texture and interest to the built-in joinery, which expertly incorporates a cosy window seat overlooking the central courtyard. A hallway leads to the bedrooms and a practical three-way bathroom. The guest room has been strategically placed to allow for multi-generational living with its ensuite and adjacent TV room. Provisions for a future kitchen, including appliance and water connections, provide the flexibility for a self-contained guest suite or additional living space in the future.

The outdoor kitchen and alfresco area sits as an extension of the internal living quarters. Here,
the barbecue takes centre stage alongside a beer fridge for effortless entertaining. Overhead ceiling fans work to cool the space during Sydney’s warm summer evenings, while the built-in fireplace ensures the party can continue into the cooler months. The stone detailing featured on the front facade is reprised here, creating further cohesion. The alfresco area overlooks the stunning pool, offering a picturesque backdrop to the leafy vista beyond.

Of course, a home of this scope is not without its modern comforts such as automation, security systems, a ducted vacuum and video intercom. Photovoltaic panels, a Tesla battery and rainwater harvesting limit the home’s environmental impact.

This fusion of modern contemporary design located in a bushland setting ensures this home is a true statement piece, a luxurious sanctuary where the homeowners can sit back and enjoy the leafy surrounds.

Do not adjust your spectacles or rub your eyes for a clearer view. Despite what the optics suggest, you are not gazing at a Grecian beauty overlooking the Aegean Sea. This spectacular home rests on our very own shores, 7km from the Brisbane CBD. Kamares sto Appia is the showstopper of Seven Hills, and a jewel in the crown of O’Shea & Sons Builders.

Born out of the owner’s dream to capture the Mediterranean lifestyle, Kamares sto Appia is a fusion of modern civic architectural style, beautifully blended with the timeless charm of traditional Mediterranean architecture and contemporary amenities and functionality. The brief was to create a home that celebrates elements of the family’s rich Mediterranean cultural history. It also needed to be a place of harmony, continuity and beauty, a modern subtropical abode capable of hosting family and friends for intimate gatherings.

Despite the home’s effortlessly enticing appearance, the project was not without its challenges. Indeed, building on this block of land was always going to be difficult given the fact it was straddled with three street frontages. This, along with other challenges that cropped up along the way, did not stand a chance against the exemplary talent and effective collaboration between Daniel Zullo from DZ Architects, Joanna Kane from Merge Interior Design, and Nick and Carly O’Shea from O’Shea & Sons Builders.

Kamares sto appia

Far from regular builders, O’Shea & Sons comprises a team of artisans, part of a community in Queensland dedicated to creating dream homes. “As we were building the house you could really get the sense this was a one-of-a-kind home, thanks to features such as the outdoor entertaining area, master suite and massive kitchen,” says Nick. “To build a full concrete house is a tough thing to do. It took a village to bring us to handover day, and every single contributor brought a unique level of passion and creativity. The result is a spectacular build that will outlive us all — a legacy project that we are exceptionally proud of.”

Daniel Zullo, of DZ Architects, is most proud of the process, which started more than five years ago with the blending of minds focused on creating an inner sanctuary. “We looked at various options, cut the block in different ways, and in the end came up with Kamares sto Appia,” Daniel shares.

The open floor plan with its seamless flow between indoor and outdoor living spaces encourages natural light and ventilation to flood the interiors, making the home feel spacious and inviting with plenty of large windows throughout to capture the beautiful morning and afternoon light and natural breezes. Joanna Kane from Merge Interior Design says the goal was to craft a bespoke, sophisticated and ambient interior that harmonised with the architectural details and overarching vision. “Our directive was to evoke a boutique hotel vibe infused with Grecian-inspired elements for a symmetrical and balanced aesthetic,” Joanna adds. “The design pays homage to the timeless elegance, luxury and simplicity inherent in Greek art and design.”

Kamares sto appia

The use of natural materials such as timber, marble and stone were essential to capturing the Mediterranean aesthetic. Italian porcelain populates the internal spaces for a timeless appearance that will endow the property with long-term practicality. “The use of travertine was particularly significant to the homeowners, guiding our meticulous selection process to ensure each material complemented and enhanced the travertine’s prominence in every space,” says Joanna.

Lush feature tiles in the bathrooms reference colourful coastal Mediterranean villages, while black window and door frames throughout provide a pop of modernity. “We employed a stylised approach, incorporating repeated motifs such as arches, curves and columns,” explains Joanna. “These elements were integrated into every facet, from the facade and joinery details to the tiling, cladding, fixtures and furniture selection.”

Kamares sto Appia

“One of my favourite features is the powder-coated aluminium arched batten screening, which mimics the concrete arches below and provides a decorative external filtering skin to the upper level of the house,” adds Dan Zulu from DZ Architecture. “It creates a stunning effect and play on light within the interiors and particularly the main entry space.”

Kamares sto Appia

The outside walkways, driveways and entertaining areas are laid with European travertine from Unica Stone & Tile Boutique in a crazy pave formation, referencing the charming footpaths of the Greek Island and producing a stunning effect. Drunken render — an undulated render that celebrates the organic lumps and bumps in all the right places — was applied to the home’s exterior, as well as some interior block work walls.

Spacious outdoor areas emphasise the importance of alfresco entertaining, allowing family and friends to relax, share a meal and enjoy views of the award-winning pool area and gardens.

The colour palette was inspired by the Mediterranean landscape and marries warm earthy tones and raw concrete columns with elevated concrete planters.

Kamares sto appia

Designed by Satori Pools to capture a resort-like feel, the pool area is more than just a place to swim; it’s a sanctuary for relaxation and rejuvenation. “Comfortable lounge chairs positioned in the shallow end invite guests to bask in the sun while enjoying the water,” says Chanice Hornberg of Satori Pools. Incorporating the latest in pool technology, this oasis boasts advanced automation and heating systems. With just the touch of a button, users can control the pool’s temperature, lighting and water features, ensuring a personalised and hassle-free experience. The heated spa adds an extra layer of luxury, allowing for year-round enjoyment regardless of the weather.

The pool’s fully tiled surface not only adds to its aesthetic appeal, but also ensures durability and ease of maintenance. The tiles, chosen for their quality and visual appeal, shimmer under the sunlight, creating a captivating and inviting water feature. This attention to detail is a hallmark of Satori Pools’ commitment to excellence.

O’Shea & Sons Builders and Satori Pools

Adding to its accolades, this exceptional pool has been honoured with the prestigious Queensland SPASA Gold Award and National Finalist for Pool and Spa Combination in 2024. The awards are a testament to Satori Pools’ unwavering dedication to superior craftsmanship, innovative design and unparalleled customer satisfaction. The recognition highlights the pool’s exceptional features and the expert execution that sets it apart in the competitive world of luxury pool design.

From the pool to the palatial master suite, every element of this dwelling was built to perfection. “The commercial method that was used to create this house was a great chance to show off our high-level residential building skills,” say Nick and Carly. “The clients can now enjoy beautifully finished concrete structures throughout the house, as well as oversized external glazing that allows soft natural light into the home.”

This home was awarded Best Individual Home ($2.5M–$3M) and Best Residential Swimming Pool at the 2025 Master Builders Brisbane Awards.

This rural estate located in Thornton, two hours northeast of Melbourne, is a masterclass in innovative and contemporary lifestyle living.

The 378-hectare property, a renowned Hereford Poll stud farm, comprises of gently undulating river flats, rising to elevated pastures, with panoramic views over the Rubicon Valley and Cathedral Ranges.

The clients engaged luxury custom home builders Hedger Constructions to deliver an extensive estate complex comprising of a main homestead, a two-storey guesthouse and a three-bedroom managers residence. This stunning project has been finished to exacting standards and received widespread acclaim, including multiple Master Builders Association of Victoria (MBAV) awards.

Thornton Farm, Hedger Constructions

The sprawling homestead is situated on an elevated garden site offering spectacular 360-degree valley views. “The house has a unique spatial organisation, designed as a series of gabled roof pavilions, connected via central light filled shared spaces”, reveals Steven Hedger, Director of Hedger Constructions. “This arrangement provides privacy and an aspect out to nature from all rooms, drawing views into the center of the house and enhancing the sense of connectivity to the landscape”.

The clients required a timeless design with an earthy palette of natural materials which optimised the use of texture to create visual interest. “Australian timber, rammed earth, stone, and polished concrete feature throughout the build”, confirms Steven, “enabling the home to sit in harmony with its country surroundings yet feel truly contemporary in design”.

Thornton Farm, Hedger Constructions

Externally, soaring 3-metre-high rammed earth walls inlayed with panel insulation create a sense of strength to the build. “Made in situ, the rammed earth walls provide excellent thermal mass, temperature and noise control, and durability” says Steven, “They’re also low maintenance and highly fireproof, making them an excellent choice for regional homes”.

Thornton Farm, Hedger Constructions

250 PFC steel perimeter beams were utilised to span the vast amount of glazing incorporated into the home, whilst also providing a design feature. The extensive floor to ceiling double-glazing package uses Capral framing systems to showcase the rural vistas. Custom profiled ship lapped spotted gum adds visual interest to the gabled areas, with a corrugated roof in zinc completing the natural aesthetic.

The same architectural features flow through to the adjacent lavish pool house. Bifold glass doors wrap around two sides of the pool house, transforming it into a flexible alfresco space, suitable for any season. “A full kitchen with Miele stainless-steel appliances, stone benchtops and abundant storage makes this the ideal location for outdoor entertaining” says Steven.

Thornton Farm, Hedger Constructions

The 20-metre solar-heated in ground swimming pool with underwater lighting creates a dramatic centerpiece to this outdoor oasis. Thoughtful positioning of the pool provides direct access to the area from the main living space, master bedroom and private ensuite.

Thornton Farm, Hedger Constructions

Within the homestead, a light-filled central gallery runs the length of the building, connecting the owners and guest wings to the central open plan living space. Throughout the interior rammed earth walls contribute a pared back, but highly detailed texture, providing a sense of tranquility, calm and wellbeing.

Thornton Farm, Hedger Constructions

The living areas center on a bespoke fireplace design incorporating Cheminees Philippe wood heater in a surround of desert grey natural stone tile. “This sits on an elevated resin buffed concrete hearth with electronic under drawer storage and takes full advantage of the views to the pool area and beyond”, confirms Steven. Porcelain floor tiles, gently warmed with underfloor heating, ensure comfort. The adjacent formal dining space accommodates a 10-seat dining table, softly illuminated by a bespoke chandelier. From here, sliding doors provide access to the undercover outdoor dining area.

Thornton Farm, Hedger Constructions

In the kitchen, “a large T-shaped marble island bench creates a functional and social space, integrating a full range of stainless-steel Miele products on one end, whilst also providing a 6-seat informal dining space at the opposing side”, says Steven. Accent pendant lights establish an intimate atmosphere, highlighting the luminescent veins of green and gold throughout the stone.

Thornton Farm, Hedger Constructions

Bespoke custom cabinetry merges seamlessly with travertine benchtops, providing ample food preparation space. The butler’s pantry is discreetly positioned to conceal the working elements of the kitchen, whilst an integrated cool room next to the kitchen also allows for the owners to organise produce in advance when they are away for lengthy periods.

“Extensive use of solid spotted gum timber throughout the home adds to the natural feel, as evidenced in the bespoke joinery of the home office area” confirms Steven. Within the office there are two distinctive zones, providing personalised layouts for the occupants. The space also includes a boardroom table and informal meeting area, serviced by a kitchenette.

Thornton Farm, Hedger Constructions

At either end of the open plan central zone are guest and private wings. In the guest wing, bedrooms feature rammed earth walls and external access to the palatial grounds. This area is serviced by an expansive bathroom including shower room and Candana fixtures.

Thornton Farm, Hedger Constructions

Within the master wing, bedrooms are inviting, restful sanctuaries. Walk in robes provide ample custom cabinetry, whilst pendant lighting and fine textiles soften the built environment. “The ensuite, with floor to ceiling travertine tiles, creates a sense of openness, as do the louvred windows in the shower areas, that not only have a visual impact, but provide practical cross ventilation” says Steven. Twin vanities are placed at adjacent ends of the space, creating a privacy wall for the free-standing bath beyond. The bath area has been positioned to optimise valley views and can be privatised with the flick of a switch via external helioscreens.

Thornton Farm, Hedger Constructions

A CBUS system and entertainment design were also a key priority for the owners. This innovative technology allows the electrical system to be automated, “including the security monitored front gate, over 2kms from the home”, reveals Steven. “Services are fully integrated and automated including lighting, slab heating, air conditioning, garage doors, thermal pool cover, audio and entertainment systems, and electric windows and blinds”.

Thornton Farm, Hedger Constructions

The thermal qualities of the home fall well above the expectations of structure this size. Rammed earth, extensive insulation, double glazing and the use of sweeping north verandas add to the sustainable features of the home. A 50,000-litre water storage tank provides collection from the roof and is accompanied by a solar hot water system and bathroom fixtures to the highest rating. Helioscreening also allows shielding of windows during heat periods.

Thornton Farm, Hedger Constructions

To achieve a home of this caliber, Hedger Constructions formed a dynamic relationship with the homeowners, who wished to be involved in the project as much as possible. “A significant amount of time was spent with owners in template design and presetting of fixtures, providing them with a definitive sense of what the completed works would look like”, confirms Steven. “This meticulous attention to detail played a huge role in the outstanding quality of the finished construction”.

Thornton Farm, Hedger Constructions

Situated in one of Victoria’s most tightly held agricultural precincts, this exceptional property epitomises an idyllic rural lifestyle. The owner’s vision of state-of-the-art luxury living, delivered with artisan craftsmanship has been brilliantly realised with a contemporary homestead that truly transcends expectation.
