You have just bought a beautiful building, and it has a heritage overlay. How can you renovate such a building and bring it into the 21st century? You would like energy efficiency, thermal comfort, no drafts, sound protection, etc., all of this can easily be achieved also in a house with a heritage overlay.

What is Heritage Overlay

Heritage overlay is used to protect buildings or even whole precincts that have a heritage value. It is used to retain a consistent look of streetscapes and their overall attractiveness, and to conserve and enhance heritage places. As a rule of thumb, ‘renovation works should not be visible from the street or only be minimal’. Regarding windows, this means that the look or appearance of the original, mostly double-hung windows facing the street cannot change.

Windows

Over the last many decades, the make-up of windows has changed dramatically. To achieve high-energy efficiency, European-style tilt & turn windows have come onto the Australian market. Rather than opening by sliding one sash up like a double-hung window, tilt & turn windows open like a hopper window inwards at the top for ventilation and with the turn of the handle open sideways to the inside like a casement window.

Windows for Heritage Buildings

The main attraction is that tilt & turn windows seal very well, providing highest energy efficiency, sound protection, and no drafts. But can these technologically advanced windows be used in a heritage building? Not usually, but Paarhammer has developed a ‘Heritage Range’ of timber windows which have the appearance of the old double-hung windows. There is also the possibility of integrating leadlight with double or triple glazing.

Details mimic a double-hung window exactly. While the external look of the windows does not change, there is much increased comfort to be enjoyed, leaving the street noise outside, minimising drafts, and increasing energy efficiency.

Windows for Heritage Buildings

There is also a variety of handles available to suit heritage style homes for use in tilt & turn windows.

Entrance Doors

Inner-city heritage buildings often open to a very small front yard or have a street frontage. Entrance doors again can be under heritage protection and the appearance of a new well-sealing door has to mimic the existing one. Very often the original doors are quite narrow and sometimes this cannot be changed.

Windows for Heritage Buildings

Rather than losing another few centimeters from the width of the door through a rebated version, hidden hinging can be used so the door width stays the same but with a thicker door panel and seals all around to increase noise reduction and energy efficiency, and security. Multi-point locking is included, and if required, a low or zero threshold. Like with windows, leadlight can be incorporated with double or triple glazing.

Windows and doors must comply with several Australian Standards, and your window supplier must prove that they do. There is a real risk to architects and builders by falsified or non-existing test reports or the quoting of a different Standard.

Australian Standards

  • AS 1288 Glass in Buildings – selection & Installation
  • AS 2047 Windows and external glazed doors in buildings
  • AS 4055 Wind loads for housing
  • AS 3959 Construction of buildings in bushfire-prone areas
  • NCC – National Construction Code – 2019 Commercial
  • NCC – National Construction Code – 2022 Residential

Performance Tests

Under AS 2047, windows made from timber, aluminium, uPVC or other materials undergo the following performance tests to verify product performance claims:

  • Deflection Test – positive and negative wind pressures are applied to the face of the window to test the maximum deflection under wind load.
  • Operating Force Test – verifies that an opening sash can open and close without undue effort.
  • Air Infiltration Test – air leakage of a window is tested to ensure energy and acoustic efficiency.
  • Water Penetration Resistance Test – ensures no water leaks through the window into the building.
  • Ultimate Strength Test – negative and positive wind pressures of at least 1.5 times the specified wind pressure are applied to the window to ensure it does not fail in unusual wind conditions.

Clients can and should ask for test reports on their preferred window choice before purchase to ensure these products meet or exceed the required Australian Standards.

WERS – Window Energy Rating Scheme

WERS is accredited by the Australian Fenestration Rating Council (AFRC) and adheres to AFRC protocols and procedures for rating windows and glazed doors. Energy ratings provided by WERS are third-party certified to AFRC requirements, compliant with the NCC, and able to be used to meet regulatory requirements.

Window suppliers also have to supply you with a Window Compliance Certificate, usually at the completion of supply and once all payment is received. The Paarhammer Compliance Certificate is based on the Australian Glass and Windows Association Accredited Member template:

Passivhaus Certification

For Passivhaus (Passive House), all different building components need to be tested and approved by the International Passive House Association in Darmstadt, Germany, and you can check if the windows you wish to use are listed on the international component database. The heritage-listed Montana building, ca 1920, was designed by acclaimed Sydney architects John Burcham Clamp and Walter Burley Griffin. A total revamp required custom-made timber windows and doors that had to meet heritage overlay, high wind loading, and fire rating to complement the heritage building.

The architects and builders were very keen to use an Australian company that could custom-make windows and doors that were tested to N5 and N6 wind load, but at the same time also satisfying the heritage overlay. Custom manufacturing allowed for copying the aesthetic of the original windows and incorporating this look into our Passive House system.

Montana Apartments

The site was quite difficult because of its high exposure to wind due to being situated right on Sydney Harbour. It also required 60-minute fire windows on one elevation, again having to look authentic to the heritage overlay of the building and match the original windows. The engineers were surprised and commented favourably on our products as these satisfied all that was required and more, and are tested, approved and comply with AS1288:2021, AS2047:2014, and AS1530.4:2014.

Montana Apartments

While the energy efficiency of the windows was not a requirement, the structural and water ingress performance was essential for the project, hence, well-sealing windows – which is a feature of our Passive House system – are the perfect solution that also provided energy efficiency as a bonus.

The glazing used was Viridian double glazed IGU’s on two elevations, the fire rated glass was made by AGG (Australian Glass Group), who incorporated Schott Pyranova® glass into double glazed IGU’s. On the fire-rated elevation, sashes can be individually operated with motor drives but will also close automatically in case of fire.

All timber frame surfaces were finished with Adler 3-coat water-based solid paint, which is low-VOC, and has low maintenance requirements. This paint has to satisfy the weathering challenges of the primarily westerly aspect of the façade, and high salt-laden winds coming from the waters of Sydney Harbour.

A stunning-looking modern student accommodation building with commercial kitchens, meeting rooms, and courtyard, built to Passive House principals and with a sustainability agenda.

Window and door frames are made from timber which is a renewable resource. Timber windows and doors are rarely specified for multi-story buildings, but these European-style window products, together with double glazing, achieve high wind rating, soundproofing, and energy-efficiency ratings.

The initial contact with us came about as the company required N5 rated windows and doors and Paarhammer have products tested to such a high wind loading. Due to the large glazed areas an especially engineered solution was found by re-designing our Euro-style timber framing.

The double glazing was made by Viridian Glass and, depending on requirements, was either 10.5 Hush glass laminated with 6mm Lightbridge clear toughened as the second pane, or the other glass combination was 11.5mm AssaultGuard with 5mm clear toughened as the second pane. Both these IGU’s were very heavy in the large sizes, proving challenges at the installations stage on a site with difficult access.

All timber frame surfaces were pre-finished with Adler 3-coat lasur which is low-VOC, and features highly reflective pigments to provide UV-stability and low maintenance requirements. All hardware and seals got installed to the items, before dismantling the larger individual window elements into components manageable for transport. These were then re-assembled and glazed onsite.

Challenges included dealing with airtightness, low threshold, water ingress and drainage, and balancing Passive House principals of airtightness with automation and disability access. Using the low Alumat threshold engineered in Germany and accredited to Passive House Component for doors ensured both airtightness when closed and easy access as there is no step required.

Years of development of high-performing Passive House window systems with 78mm thick framing, multipoint locking and dual levels of rubber seals provided an excellent solution.

Being locally manufactured rather than sourced from Europe enabled the architect and engineers to make design changes to deal with building challenges as they arose.

Working closely with the building company the outcome covered all the items in the brief which were high wind loading, energy efficiency, sustainability, disability access and automation.

Nestled on a block of land in the Blue Mountains, this is a holiday home for two avid rock climbers who want to spend more time in the mountains.

With Passive House principles and BAL-FZ at the forefront of this building, they work in-tandem to achieve a sustainable and protected home due to the bushfire risk of this property’s location. Therefore, Paarhammer’s BAL-FZ windows and doors were used for this project to ensure that bushfire requirements were met while visually adding to the look of the property by blending into the building.

The windows and doors made from Manilkara Bidentata timber (Pacific Jarrah), combined with Schott Pyranova® intumescent glazing as part of double glazing, offer this property the highest protection against bushfires without the need for shutters. Each operable window includes flyscreens made from stainless steel to provide increased protection from embers.

To meet the property owners’ requirements of Passive House principles and sustainability, an airtightness of 2.0 air changes per hour was achieved, having been checked with a blower door test. With the windows and doors being almost airtight, this substantially helped to achieve an increase in energy efficiency of the property. Double-glazing with low-E coatings on some of the window products helps further insulate against heat loss in the colder months and also insulates in the warmer months.

High-pitched roofs angle away from a courtyard in the middle of the two halves of the building. This allows ample light to filter in through the kitchen and dining room windows.

Several stacker sliding doors were used for the kitchen, bedroom and dining areas to allow open access to the bush at the back of the property and to the courtyard. These lift-slide stacker doors also maximise ventilation due to the property being highly airtight. Fixed picture windows along the front and side of the building included narrow tilt and turn windows to also accommodate ventilation throughout the building. The bedroom also includes an angled fixed window above the sliding door to allow morning light to filter in.

Q (Peter Maddison): Milot, we’ve just worked together on the What I Wish I’d Known series, creating tools and advice for those embarking on a home build or renovation journey. Tell me about your own experience as a homeowner building or renovating a home?

A (Milot Zeqiri): I came to New Zealand as a 17-year-old refugee from Kosovo, so the concept of ‘home’ became incredibly important to me — something I deeply longed for. At 22, I purchased my first property in St Heliers, and from that moment, I developed a passion for creating beautiful homes.

While I took great pride in crafting these homes, the journey to get there was far from easy. My partner and I spent a decade living in construction zones, constantly working to renovate and transform properties. We often found ourselves spending hours on Google searching for reliable tradespeople, designers, and products. And when we did hire or purchase, the results were often disappointing, with poor-quality workmanship or low-cost products. This frequently led to projects exceeding the budget and timelines.

We quickly realised this was a common struggle for others undertaking similar projects. That’s when the idea of an all-in-one platform emerged — one that would allow people to confidently select products and hire professionals, knowing they were choosing from a curated network of the best in the country. We believed that this would not only improve the building experience but also drive innovation in the industry.

Q: And is that what inspired you to create ArchiPro?

A: Yes, the idea for ArchiPro evolved directly from our own building challenges. We found ourselves constantly searching for inspiration, saving images to folders, but struggling to gather the practical details needed to implement them in our own projects. Who was the architect? Which builder did they use? What timber was used in the cladding? Where was that beautiful couch from? We soon realised there was no central platform to easily find trusted architectural products and skilled professionals. The whole process felt like a maze with no clear path and a lot of traps along the way.

This frustration sparked the idea to revolutionise the design and build industry. Our dream was to create a platform that would simplify the entire building process, bringing together all facets of design and construction in one beautifully designed space. With our experience in both building and selling products to specifiers, builders, and homeowners, Brittany and I were in a unique position to understand and address the challenges people face when building their dream homes.

Q: Now that ArchiPro is 10 years old, you must have heard your fair share of stories from customers who’ve used your platform to run their projects. What are some of the key learnings you’ve gathered from them? Are there things they wish they’d known earlier?

A: It may sound obvious, but many people start their projects without being clear on their intentions. Just having a simple one-sentence summary of why you’re building or renovating, rather than just moving, can make a huge difference. Without that clarity at the beginning, decision-making becomes difficult because it’s easy to get lost in the details without a clear direction — you need a ‘north star’ to come back to. Something you can ask yourself: “Does this decision help me reach my intention or not?”

Another key lesson is getting crystal clear on your ‘must-haves’ and ‘nice-to-haves’ and sticking to them. This can really help reduce decision fatigue, as it allows you to make a lot of choices upfront if you have those priorities in place.

Future-proofing is also crucial. Often, it’s just about thinking about what the next 5 or 10 years might look like and how you might need to use the space differently. Alternatively, if you’re planning to sell or lease, understanding what will drive strong returns is vital. Retaining the character of a traditional Californian Bungalow, the redesign introduces a modern extension designed to maximise natural light, ventilation, and indoor-outdoor flow. The updated wing is accessed via the central corridor of the home, where a light-filled void, featuring two stacked Fixed Lite Windows that rise 5.5 metres, draws in soft northern light and amplifies the sense of spaciousness.

Framing the light void, a 2.2m-wide Awning Window in the study allows for fresh air circulation, while the 3.3m-wide Fixed Lite Window in the laundry ensures that even the most practical areas feel open and well-lit.

At the rear of the home, Rylock’s windows and doors become a focal point, elevating both the design and functionality.

Designed to create a seamless flow between indoors and outdoors, the dining area boasts a large 3-panel Fixed Lite Window on the right-hand side, perfectly complementing the 3-panel Commercial Series Stacker Door in the living area. Working in harmony, they create a sense of balance and symmetry, effortlessly linking the two spaces.

From the upstairs stairwell void leading into the master bedroom, a breathtaking vantage point unfolds—offering a second glimpse of the striking Fixed Lite Windows that further strengthen the home’s deep connection to its surroundings.

The master bedroom seamlessly extends to a private balcony through a 3.3m-wide Commercial Series Stacker Door, providing an elevated view of the backyard and enhancing the sense of openness.

To improve insulation and maximise energy efficiency, every Rylock window and door in this project is fitted with Grade A Safety Toughened Low-e Double Glazing (Argon Fill). This advanced glazing solution, part of Rylock’s Comfort Solution range, not only ensures durability and safety but also enhances indoor temperature regulation while maximising natural light and uninterrupted views.

Equipped with the high-performing Bushfire Safe Range of windows and doors from Paarhammer, this striking residence is safe as houses.

Bushfire season doesn’t stand a chance against Paarhammer’s Bushfire Safe Range. The owners of this property, picturesquely nestled in the highest Bushfire Attack Level — Flame Zone (BAL FZ), wanted to create a welcoming residence surrounded by nature.

The resplendent rural retreat was designed by Robertson Collectif Architects, who overhauled the original home into a hospitable house that could cater to its retired owners, as well as their family and friends during extended visits and special occasions. To achieve this, elements of the existing property were retained while other areas were added on. The result is a seven-bedroom home (built by Arthouse Projects) that enjoys multiple living zones offering spaces for large family gatherings in addition to intimate areas for when the guests have gone and the couple are left to their own devices.

Paarhammer’s custom-made Bushfire Safe Range was the first and most obvious choice when it came time to select windows and doors. Each of these BAL-FZ products utilise Schott Pyranova intumescent glass, which is used to create double-glazed units that achieve high energy efficiency and bushfire safety, in accordance with the Australian Standard 1288-2006 and all relevant fire rating standards.

Paarhammer

Paarhammer implemented FSC-certified and self-extinguishing Manilkara Bidentata hardwood for the window frames. Evoking a warm ambience and conspicuous contrast to the light -coloured bricks surrounding them, these frames perfectly border three distinct gables glazed in fixed panes to allow light and sun into the double-height areas of the kitchen, dining and living zones.

With a focus on seamless indoor/outdoor living, the home boasts large glazed doors, lift-slide doors and lift-slide stacker doors that off er quick and easy access to the exterior areas of the property from multiple different rooms. Among the impressive outdoor areas accessible through these elegant doors is a pool and a tennis court. Looking up, fixed panes — and tilt and-turn windows for ventilation — populate some of the home’s higher elevations, allowing for serene garden views.

Double rebated timber frames were all fi ne-sanded and coated with Adler Lignovit Lasur, a finish that will not peel but rather wear off over time. This means that a finishing treatment can easily be reapplied when needed, or it can be left to patina over time.

Welcoming the owners and their guests is a 1400mmwide timber and glass entrance door. As with every Paarhammer product, the entrance door is fitted with multi-point locking hardware, providing metal to metal security locking to guarantee close to zero air infiltration. More than just keeping draughts out, this hardware easily deals with the added weight of BAL-FZ glass units.

Specialising in highly energy-efficient windows and doors, and a bushfire safe BAL- FZ range that does not require shutters, Paarhammer has ensured this rural retreat will remain safe and sound for years to come.
