Positioned on the natural slope of a bushland block, this farmhouse exemplifies the seamless fusion of architectural vision and practical design. A thoughtfully planned layout creates a central courtyard that enhances the connection between indoor and outdoor spaces, while also achieving impressive energy efficiency.

Balancing Bushfire Safety with Architectural Elegance

Due to the home’s location within a bushfire-prone zone, all windows and doors were required to comply with the Bushfire Attack Level (BAL-29) rating requirements. On the southern elevation, BAL-29–compliant materials were used to ensure safety and performance without compromising the home’s refined aesthetic.

“The strategic use of glazing was critical to the success of the external courtyard concept,” explains Jake Barrow of Jake Barrow Architecture. “Key views are framed and openings carefully positioned to maximise the indoor/outdoor experience without compromising on the energy performance. The result is a home that is filled with natural light in all of the key spaces at the most appropriate times of day.”

Two standout features of the home are the twin gables in the master bedroom and rumpus room. Each gable is designed with a striking 6-metre-wide, four-panel Fixed Lite Window, complemented by raked windows to elevate the architectural presence.

Custom Windows and Doors Tailored to Style and Function

Upon entry, visitors are welcomed by a carefully framed view through a substantial 4m² Fixed Lite Window, perfectly capturing the outdoor entertaining area and beyond.

At the heart of the home is a striking 6.5-metre-wide, six-panel Stacker Door with a centre-opening configuration, seamlessly connecting the interior to the infinity-edge pool and outdoor living space.

In multiple areas of the home, Awning Windows with horizontal and vertical muntin bars add architectural interest and subtly reference traditional design. Prominently featured in the guest bedroom, all secondary bedrooms, and the master ensuite, these windows offer excellent ventilation while maintaining the home’s clean, modern lines.

Double-hung windows are strategically placed in walkways and transitional spaces to promote natural airflow. The operable bottom sash draws in cool air, while the top sash releases warm air, creating natural ventilation without encroaching into living spaces.

Architectural refinement continues with custom offset Awning Windows in the main bathroom and butler’s pantry—functional elements elevated to distinct design features.

A stunning-looking modern student accommodation building with commercial kitchens, meeting rooms, and courtyard, built with learnings from Passivhaus and with a sustainability agenda.

Window and door frames are made from timber which is a renewable resource. Timber windows and doors are rarely specified for multi-story buildings, but these European-style window products (made in Australia) together with double glazing, achieve high wind rating, soundproofing, and energy-efficiency ratings.

The initial contact with us came about as the company required N5 rated windows and doors and Paarhammer have products tested to such a high wind loading. Due to the large glazed areas an especially engineered solution was found by re-designing our Euro-style timber framing.

The double glazing was made by Viridian Glass and, depending on requirements, was either 10.5 Hush glass laminated with 6mm Lightbridge clear toughened as the second pane, or the other glass combination was 11.5mm AssaultGuard with 5mm clear toughened as the second pane. Both these IGU’s were very heavy in the large sizes, proving challenges at the installations stage on a site with difficult access.

All timber frame surfaces were pre-finished with Adler 3-coat lasur which is low-VOC, and features highly reflective pigments to provide UV-stability and low maintenance requirements. All hardware and seals got installed to the items, before dismantling the larger individual window elements into components manageable for transport. These were then re-assembled and glazed onsite.

Challenges included dealing with airtightness, low threshold, water ingress and drainage, and balancing Passivhaus learnings of airtightness with automation and disability access. Using the low Alumat threshold engineered in Germany and accredited to International Passive House Component for doors ensured both airtightness when closed and easy access as there is no step required.

Years of development of the high-performing Certified Passive House Range with 78mm thick framing, multipoint locking and dual levels of rubber seals provided an excellent solution.

Being locally manufactured rather than sourced from Europe enabled the architect and engineers to make design changes to deal with building challenges as they arose.

Working closely with the building company the outcome covered all the items in the brief which were high wind loading, energy efficiency, sustainability, disability access and automation.

With energy prices increasing in Australia as well as the general cost of living, it is no wonder that energy-efficient homes in the market are selling at a higher price than houses with no energy-efficient features. These could be roof and ceiling insulation, solar panels, and of course, high-performance windows and doors.

According to a recent report by the Domain Group, the demand for energy-efficient houses is increasing across Australia. This demand is adding a premium to homes with energy-efficient features at the sale, while ongoing energy bills will be lower for the life of the home. It includes new builds with features added when built or energy-efficient renovations to existing houses.

Energy-efficient windows and doors

Choosing windows and doors with energy-saving features is a superior way to increase a home’s energy efficiency rating. Up to 40% of a home’s energy is lost through windows, and 87% of warm or cold air (depending on the outside temperature) is gained through windows and doors. The average Australian home has upwards of 14 air changes an hour due largely to drafts and single glazing. All this new air from the outside needs to be either heated or cooled; hence, lower air changes reduce the constant use of heaters or air conditioners.

Therefore, choosing an efficient home is desirable as it decreases the amount of energy used while maintaining a more stable and comfortable internal temperature of the home. There is a positive ecological impact on the environment as well by using less power and relying more on quality building.

Ratings

Windows and doors are rated as a whole product, which means the glazing as well as the frame. High-performance glazing must be incorporated into a high-performance frame to reduce air leaking through the frame itself. Installation is also important, and caulking is needed to prevent air leaks. Using the Window Energy Rating Scheme (WERS) to check window ratings is a good way to start. The U-value of a window measures insulation and how well a window conducts heat. The lower the U-Value, the more efficient it is. Paarhammer’s tested window U-values start as low as 0.8.

There are different testing parameters with different U-value results: WERS ratings are verified by the Australian Fenestration Rating Council (AFRC), while Passivhaus uses European values. A U-value of 1.6 under AFRC equals a U-Value of 1.2 under Passivhaus.

When building or renovating, emphasis should be on taking advantage of current technology to maximise energy efficiency and temperature regulation in homes, including the use of high-performance windows and doors. Energy-efficient homes are sought after in the marketplace as these reduce living costs in the long term and generally attract an increased selling price.

Shaping Light, Landscape, and Living Areas

Rylock products have been thoughtfully integrated across the residence to maximise natural light, encourage ventilation, and create seamless transitions between indoor and outdoor spaces.

At the front of the home, a striking Hinged Door framed by Fixed Lite Panels with obscured glass offers both privacy and architectural impact. A smooth-operating roller catch ensures a seamless and refined user experience.

In the office, a 2.6-metre-wide Awning Window frames views of the surrounding garden, creating a calm and connected workspace. In the main bedroom, a combination of a large Awning Window and Fixed Lite Window above the bed provides a soft outlook while maintaining privacy. Translucent glass has been used in the walk-in robe and ensuite, balancing natural light with a sense of seclusion.

In the kitchen, a pair of motorised Awning Windows are positioned in perfect symmetry on either side of the stovetop—creating a bold architectural statement while delivering effective airflow and effortless operation. This design continues into the pantry, where a 1.8-metre-wide motorised Awning Window enhances ventilation and brings a refined touch to a typically utilitarian space.

The laundry features a Hinged Door with an integrated security screen—offering safety without compromising on a streamlined aesthetic.

A four-panel, centre-opening Sliding Door links the generous living area with the landscaped outdoor entertaining zone—spanning 4.7 metres to create a seamless indoor–outdoor living experience. A linear drain allows for a flush, zero-threshold transition between interior and exterior spaces.

A similar approach is echoed in the home gym, where a sliding door opens directly to the outdoor shower and garden, reinforcing the home’s focus on flow, openness, and lifestyle integration.

Behind the clean lines and elegant finishes of Sand & Stone lies a foundation of high-performance features. Double glazing, advanced Low-e coatings, precision sealing systems, and wrap integration all contribute to the home’s strong energy efficiency. A tailored mix of Toughened Low-e Comfort Solution and Solar Solution glazing was used— with Solar Solution strategically placed on west-facing elevations to help regulate heat gain.

True to Rylock’s commitment to local excellence, all systems were engineered and manufactured in Australia, ensuring compliance with local standards and the flexibility to meet on-site requirements.

From the upstairs stairwell void leading into the master bedroom, a breathtaking vantage point unfolds—offering a second glimpse of the striking Fixed Lite Windows that further strengthen the home’s deep connection to its surroundings.

The home features a striking Rylock Textura™ Black powder coat finish, with a plaster reveal offset, creating a sophisticated and bold aesthetic. Installed in the study and theatre, the Commercial Series Awning Windows provide superior ventilation while maintaining a clean, minimalist design. In the laundry and pantry, these windows enhance airflow, improving the functionality of these spaces. Equipped with premium dual seals and Truth Bar Operator Hardware, they ensure smooth operation and long-lasting durability.

A striking feature of this home is the generous use of large glass panels, including a custom-designed 4.5m² Fixed Lite Window in the kitchen. This design floods the space with natural light, creating a bright, open atmosphere that complements the home’s modern aesthetic

With an atelier approach, Studio McGilp has been transforming Australian homes since 1952.

Providing high-end, individually tailored residential interior design and decorating services, Studio McGilp is a powerhouse. Spearheaded by Alisha McGilp, this proud Australian business is one of the longest family-run furnishings and interior companies in the country. “I am the third-generation director of the McGilp family business,” says Alisha, Studio McGilp’s director and principal interior designer. “We have more than 70 years of collective expertise in all aspects of  interior design and decoration.”

Studio McGilp

An interior spatial planning and interior detailing specialist, Studio McGilp works collaboratively with architects, builders and all trades, bringing comprehensive knowledge of interior planning and forward thinking to ensure each interior fitout is considered and implemented during construction, rather than as an afterthought.

Studio McGilp handles the project management for new residential builds and renovations, as well as providing kitchen, bathroom and joinery design. Alisha and her team take care of it all. With a strong focus on incorporating special and unique soft furnishings into each project, Studio McGilp consider the furnishing response to be of equal importance as the hard design component in creating a cohesive finish. “We are specialists in automation and concealed window furnishing systems for both internal and external applications,” says Alisha. “We have extensive experience in the finer detailing of soft furnishings including custom made window furnishings, upholstery work and furniture restoration, new furniture, procurement of curated artworks and decorative interior pieces and lighting.”

Studio McGilp

Furthermore, Studio McGilp’s iconic design studio in Kew houses a rare and extensive collection of artisanal fabrics, wallpapers and interior products which the family business has been developing for more than 70 years. “Some of my earliest childhood memories are around my love of colour and beautiful fabrics,” Alisha recalls. “I used to sit in the McGilp Furnishings showroom as a little girl and admire all the beautiful fabrics and wallpapers. I knew from an early age that I wanted to be surrounded by this beauty for the rest of my life. I suppose it’s in my blood, and it has certainly always been my passion.”

Founded in 1952 by Alisha’s grandfather, Robert Alexander McGilp, the company’s inaugural moniker was “McGilp Furnishings”. Under Robert’s leadership, the company quickly became one of the first specialist soft furnishings and furniture firms in Melbourne.

Studio McGilp

As a pioneer in the world of interior decoration, Robert brought distinctive interior decorating services to Melbourne and established a custom furniture manufacturing factory in Harwood Place in the Melbourne CBD, in addition to a soft furnishings workroom. Robert’s son, and Alisha’s father, Ian McGilp, became director of the family business at the tender age of 27. He ran the business successfully until his retirement in 2021, when Alisha officially took the reins after 17 years of service.

Far from being a “nepo baby”, Alisha has worked and studied hard for her position at the helm of Studio McGilp. With a Bachelor of Interior and Exhibition Design (hons) from the National School of Design at Swinburne University, Alisha has been a member of the Design Institute of Australia (DIA) for more than a decade. She lends her voice as a Councillor of the Melbourne Scots society and is an active member on several private committees. With more than 20 years’ industry experience, Alisha has worked as a television set designer for the Nine Network (GTV9) and led designs for large-scale public and private corporate events. She has even mentored Interior Design students at RMIT and the Mercer School of Interior Design (now Collarts), and contributed as an admissions panel member for the Bachelor of Interior Design at Swinburne University. From speaking at careers nights to making an address with the League of Extraordinary Women, Alisha lives and breathes interior design.

For all her industry experience and higher education, Alisha cites familial fieldwork as her wellspring of inspiration. “I learned my most valuable lessons from working for my father,” she shares. “He taught me how to relate to clients with dignity and respect. He taught me all the intricacies of design principles and decoration detailing that no course could ever possibly cover. ”

Committed to providing individually tailored responses to every client brief, Alisha and the Studio McGilp team are equally skilled at approaching contemporary, period and heritage homes and welcome all individual aesthetics between.

Alisha plans to continue creating inspiring interiors across Australia, as well as tackling international projects. Indeed, her passion seems boundless. “Design is transformative and for this I will always love being involved in a discipline that helps people achieve their creative desires,” she reflects.
