When your need for space is great but your block size isn’t, this family home is the ideal design to create a flexible living solution

Tailor-made for young families and second-home buyers in search of additional space, the award-winning Huntley 30 ticks every box. It offers flexible living and adaptable spaces, is ideal for entertaining, and allows every family member the room they need to do their own thing without treading on each other’s toes. Not only did Rawson Homes design the Huntley 30 with the lifestyle needs of the modern family in mind, it was designed especially for smaller, narrower, modern-day blocks. While this home is perfect for a 13.5m-wide narrow block, it still manages to provide an abundance of interior space across its two cleverly designed floors.

At Rawson Homes, the design process for each home is very considered. This ensures that each element is rigorously reviewed before a design is finalised. This design needed to be big on space, functionality and flexibility — and it needed to have architectural flair so that it would stand out from other homes. The Huntley 30 offers a variety of flexible living spaces that cater to all moods, needs and wants. You have the opportunity to enjoy some quiet alone time or join in fun family activities. The larger living space at the rear of the house, which encompasses the dining and family zones, is designed to take full advantage of the outdoor living area. The inviting covered alfresco is accessed via the family room and is connected to the kitchen via a wide servery window.

When you’re in the light and airy kitchen you can easily interact with all the downstairs living spaces, both interior and exterior. You also have everything you need for daily cooking or entertaining, including a large butler’s pantry. Because of its well-considered design, the kitchen makes preparing meals, cooking and cleaning up a breeze.
The four bedrooms are upstairs, as is a rumpus room. The three minor bedrooms are serviced by a beautiful family bathroom, complete with a deep bathtub. To the rear of the second floor you will find the master suite with its spacious walk-in robe and well-appointed ensuite. If a guest room or fifth bedroom is needed, this can replace the downstairs rumpus room. As you can see, space for all was the motto when designing the Huntley 30.

The latest achievement continues a long winning streak of industry recognition for Rawson Homes who have received awards annually at the MBA Excellence in Housing Awards since 2008.

Rawson’s “Harrington 28” display home won its category as the best display home priced from $400,001 to $500,000 while its Chifley 37 MKII display home won the $500,001-$600,000 category.

“It was about making a first impression. We wanted a sleek structure, render, timber and aluminium with contemporary colours,” says Levi.

Although the home has a very specific aesthetic, it is well suited to a large number of homeowners. It has some exciting customisable options, meaning that homeowners who invest in a similar style home will benefit from the abode now and into the future.

“This home would suit families in all stages of life,” explains Levi. “From young couples just starting out who want space for their parents to stay when helping out with kids, to families with older teenage kids who just want their own private space, and families who have multiple generations living under the same roof. This home will grow with you and with a number of floor plan options to choose from, it really does cater to the needs of all.”

The contemporary finishes extend to the interior of the property as well, showcasing a beautiful contrast between timber-look floorings and cabinetry, and black-framed windows and doors. The clever and functional positioning of the windows throughout the home is worth noting. For example, the innovative placement of the windows in the bathroom — above and below the vanity — flood the room with light but provide optimal privacy.
