This recognition highlights the exceptional craftsmanship, design, and attention to detail that define The Summit House, a standout example of luxury residential construction.

The Summit House commands attention, asserting its dominance at the end of a cul-de-sac. This four-storey, double-brick residence emanates strength through its street presence, featuring a façade that showcases a striking linear blend of modern elegance. The captivating combination of black and white render, along with Barrimah stone cladding, exudes sophistication and contemporary flair, creating a bold contrast against pristine white surfaces for a classic and clean aesthetic. Sandstone in the landscaping enhances the façade, adding warmth and texture to the overall design.

Upon entry, you are guided by a blackbutt timber-clad ceiling. The entryway is highlighted by floor-to-ceiling windows, creating a beautiful contrast with its linear surroundings. Two staircases converge at the entry floor, showcasing statement Scala Travertine batons laid in a herringbone pattern. This level leads down to the garage, adjacent to a private gym, media room, and powder room.

Alternatively, a lift can transport you to the open-plan main floor, flooded with natural light and seamlessly blending the kitchen, dining, and living areas for a harmonious mix of functionality and style.

On the main floor, attention is immediately drawn through the expansive living space, which seamlessly connects with the pool outside. Adorned with Ezzari glass mosaic tiles and Hayman Beadcrete, the pool is a visual spectacle visible from all levels within the home, establishing a harmonious connection between interior and exterior. The frameless glass pool fence ensures uninterrupted views, creating a fluid link between different areas of the house.

The kitchen takes centre stage with a dramatic splashback window spanning from one side and extending into the concealed butler’s pantry. This is complemented with custom timber joinery and a dining area protruding from the island bench, creating a unique focal point. The main floor also includes a generously appointed guest suite designed for multi-generational living, an open library with custom joinery, and a spacious study.

On the third floor are the second office and bedrooms, including a luxurious master suite with ensuite and private his-and-her walk-in robes. Upon entering this level, whether via lift or staircase, expansive views of the surrounding scenery unfold through strategically placed windows, providing a stunning vista from the void down into the living room. An adjoining terrace and balcony extend the views.

Perched at the summit of the house is the retreat and final fourth floor, a private sanctuary offering panoramic views from every window, showcasing the expansive house, landscaping, and pool below. The approval process was difficult as Gremmo Homes and Urban Harmony pushed for the fourth storey and had to make concessions to achieve this outcome, as it is very rare to be able to achieve a four-storey residential dwelling while keeping below height restrictions and maintaining neighbouring relationships.

This four-storey double-brick haven was built to incorporate two suspended slabs and double-brick external walls, meeting the final retreat which had timber joists and framing. The suspended slab design adds architectural sophistication, allowing for open and expansive living spaces without compromising structural integrity.

Having an alfresco or outdoor entertainment spot opens a whole new world of possibilities. But of course, you also want privacy. There are plenty of screening solutions that not only offer this, they also add a beautiful designer element to your outdoor entertainment zone. Screens can add depth and intrigue, highlight focal points and provide more shade.

Blurring the lines

Indoor-outdoor living is a contemporary design philosophy that’s redefining the way we use our spaces at home. Andy Marlow from Envirotecture says there are many ways to enhance the connectivity between different areas. “The simplest of course is having a large door that allows you to walk from inside to out,” he says. If it’s connected to a beautiful view, that’s even better.

“One of our projects, a strawbale house in a field, has fixed windows to the floor. It’s triple-glazed and no noise can get through. It’s airtight and incredibly calm and quiet,
and the views are spectacular.”

To sit indoors and feel as though you are at one with the view beyond is incredibly therapeutic, especially with today’s busy lifestyles. We rarely pause to enjoy nature.

To make the most of the indoor-outdoor connection, glazing really is king. Edith Paarhammer from Paarhammer Windows & Doors says sliding doors, sliding stacker doors, corner sliders or large bifold doors are crowd-pleasers for modern homes, while fully or partly glazed French doors add a distinctly European flair. “A long-term Australian favourite for accessing the verandah, French doors offer a charming look that we can’t get enough of,” says Edith.

Enjoy the design versatility with inside–opening or outside–opening options, as well as doors with a curved arch for a bit of European glamour. “You can open one of the two doors or both at the same time, depending on the weather,” she explains.

Edith adds that for openings, large lift-slide doors or even “giants” are a popular choice. “They blend the indoors with the outdoors and allow easy access to entertaining areas
or the garden.”

No matter what you choose, Edith says comfort is key and it’s important that door seals are able to keep warmth in during winter and let it out in summer. “A drafty door means that unwanted air coming in has to be heated or cooled, so unnecessary energy is required to stay comfortable,” she says.

Larger expanses of glass, particularly those that look over outdoor patios, entertaining spaces, swimming pools or garden views really do harness light and indoor connectivity. Indoor skylights and well-positioned voids offer opportunities to enhance the connection.

Mirror mirror

When designing and building your indoor/outdoor spaces, it’s crucial to build sustainably. Andy says designing and building with an eco-friendly philosophy is incredibly important. “Sustainable building is ultimately about our health and comfort, it’s about indoor air quality and the health of the planet — we really need to look at the bigger picture,” he says.

Look to nature for your inspiration. Select organic materials outdoors that are the same as those inside. Andy says this helps to create a strong visual connection between indoors and out.

“Whether that is timber flooring transitioning to timber decking, or inside tiles transitioning to outside tiles, or concrete flooring inside that flows outdoors — there are many
ways to use materiality to create a sense of connection.”

It doesn’t have to be flooring either. You could have a stone feature wall inside that emulates the textural elements of the stone in your home’s exterior feature walls, for example. Aim for a cohesive colour palette with a select accent colour; similar tone or pops of colour from indoors and out create cohesion.

Built elements such as a bench in the kitchen can also foster a unified connection with a bench outside. When the window is closed, the bench inside is a separate entity to the one outdoors, but when the window is open, it connects. This could work as a servery, breakfast bar, or even a wet bar when entertaining.

Green room

In the balmy climate zones in Australia, outdoor spaces don’t need to be fully enclosed, but in some cooler regions, things need to be done a little differently. Andy says the concept of outdoor spaces, and how they are constructed, really is climate specific.

One of Envirotecture’s projects in chilly Ballarat has an enclosed green room, so the occupants can enjoy outdoor living all year round. “It’s a similar concept to a conservatory, but we call it a green room,” he says. “It’s warmer than outside, but not as warm as inside — it is transitory between the spaces.”

Eco-design in action

When designing a modern home, incorporating elements that serve to connect indoors and out has never been more important. Fiona Dunin from FMD Architects says there are a number of ways to maximise the sense of harmony and flow.

In FMD’s Carcassonne project, the home was quite dark. Adding a rear extension maximised the amount of northern light. “We put living space in the north-eastern corner, created an L-shaped space facing east, the kitchen wrapped around to a north-facing living area, and the pool and outdoor dining areas were off that space,” says Fiona.

Another way to increase the indoor-outdoor connection in living spaces is through extending spaces vertically. “Creating height is also important; with high glazing we could throw light deep into the space,” says Fiona. “It also allows a connection to the sky, which can be cut off at times with busy urban roofscapes. At night you can see the full moon from inside.”

Making the most of your front yard is another clever way to improve connectivity. “Standing in the kitchen of the home, you have a view to the front yard, which is the kids’ playground with trampoline, basketball hoop and vegetable patch. It’s a hard-working front yard.”

Some projects begin with a vivid connection to nature. FMD’s Old Be-al project was one. “It all started with the client wanting to live in a tree house,” says Fiona. The client’s brother owned the house originally and planted a river red gum, which was the inspiration for the home.

“We created a 270-degree effect; from virtually anywhere in the house you can pivot and see the tree outside,” she shares. The gnarled tree also helps to create shade for the home from the west. Its wonky organic branches are replicated in some internal elements, such as the ceiling, entry light and joinery handles shaped like twigs.

Sheer bliss

An outdoor swimming pool or spa is the ultimate in relaxation. The ideal location for a pool is where you can appreciate it from both indoors and out. During the cooler months, it becomes an attractive water feature. In summer it also adds a cooling element to your home.

Spas, hot tubs and swimming pools offer a host of benefits, promoting relaxation and improving your health and wellbeing. There’s also the social aspect. Mike Daish, general manager of Stoked Stainless, says the enjoyment factor points to a great way to have some time out with your partner, friends and family. “We get a lot of feedback from parents who say spending time in the spa pool is the only opportunity they get to really be eye to eye with their teenagers when they’re not on their devices,” he says.

With modern technology, and the right spa, you can also be tuned into technology. “All of our products are Wi-Fi-connected so you can have an app and a smart connection,” says Mike. “The spas and hot tubs are also fully integrated; all you need to do is plug it in and fill it with water and away you go.” One of Stoked Stainless’ most popular tubs in Australia is the 2.2m round spa. “It has eight jets, LED light, and it can heat up to 41 degrees.”

Rich, nostalgic hues to provide comfort and character this winter

As we transition from the sunfilled summer of brighter colours into the cooler months, the Dulux Colour Forecasters predict a shift toward muted tones and spaces that are bold and expressive, reflecting individuality, encouraging reminiscence and providing emotional warmth.

Dulux Evoke – one of three palettes from the 2026 Dulux Colour Forecast – embraces blush pinks, burnt orange, warm golds and dramatic tones, to create a sense of warmth, depth, and nostalgia. “The palette is perfectly suited to autumn, creating a cocooning atmosphere that mirrors the season’s comfort, reflection, and retreat.” says Lauren Treloar, Dulux Colour and Design Manager.

The Evoke palette encourages consumers to embrace maximalism, individuality and the rise of cottage core, creating a retro ‘nana chic’ space rich in personality and authenticity. The palette provides the perfect stepping stone for those looking to use colour to create a cosy, warm space to provide comfort in the cooler months.

“Lighter tones such as Dulux Baked Clay, Dulux Magic Melon, and Dulux Germania pair beautifully with the deeper, colourful tones of Dulux Misty Grape, Dulux Wink and Dulux Red Jacks to create a character-filled space that truly reflects its resident.” says Treloar.

Stylist Bree Banfield teamed up with the Dulux Colour team, to bring the Dulux Evoke palette to life, transforming the dining room and bedrooms of a family home in Melbourne’s Bayside. Drawing inspiration from ’50s, ’60s, and ’70s design, the team used bold, comforting colours and textures to create spaces that balance the beauty of imperfection with nostalgic charm.

“What immediately struck us about the home was the sense of openness. It was a modern blank canvas, offering clean lines and generous natural light but in need of an injection of warmth and personality that better reflected the family residing within it.” says Treloar. “The space is primarily used as a central living and gathering area for the family, so our design approach was to layer colour and thoughtful styling to transform it from a neutral and understated room into a welcoming, character-filled environment”.

In the dining area, warm golden tones of Dulux Germania make a striking statement within the alcove, complemented by Dulux White Beach on the surrounding walls. The accent colour elevates the space, creating a welcoming and comforting atmosphere. Layering vintage, handcrafted, and sustainable décor alongside more vibrant shades from the Evoke palette, the team added depth, texture, and interest throughout the room.

Discussing Banfield’s approach to incorporating Dulux Evoke throughout the dining room, she recommends focusing on proportions first. “Choose one or two mid-tone colours like Dulux Baked Clay or Dulux Germania as your foundation, then layer in the deeper hues in smaller but impactful moments. Work with texture in the same way. Velvet, glass, mid-tone timbers and handcrafted pieces help emphasise the eclectic spirit of the palette. Don’t be afraid to include something unexpected – a vintage find, a sculptural lamp, or patterned upholstery. Dulux Evoke is all about individuality and emotional warmth, not about matching everything perfectly.”

For the bedrooms, the team embraced bolder, deeper shades to create grounding, intimate spaces. In one room, Dulux Chocolate Treat, a moody, rich brown, sets a cosy foundation. Treloar adds, “The Evoke palette has brought a real sense of personality into this family home. By layering earthy neutrals with richer tones, the space now feels welcoming, conversational, and full of character. The colours create a cocooning atmosphere that encourages connection and comfort, transforming the home into a place where people naturally want to gather and spend time together.”

The second bedroom showcases the versatility of the Evoke palette with Dulux Baked Clay as a feature wall paired with Dulux Snowy Mountains Half. Velvet materials, dark timber tones and carefully curated décor work together with the walls to add richness, texture, depth and warmth to the space.

“Leaning into tactile materials will enhance the mood,” says Banfield. “Velvet, faux fur, marble, glass and mid-tone or darker timbers all pair beautifully with this palette. To The Mil transformed this Clovelly residence, earning top honours at the 2025 MBA Excellence in Housing Awards in the $800,001 to $1 million category for house alterations and additions.

For Clovelly House, this young family upsizing to a larger house wanted to modernise the existing home which was last renovated 20 years ago. As the owners often have family visiting from overseas, one of the major facets of the renovation was to upgrade the existing dark and damp granny flat to the underside of the garage into a space where parents and visitors could comfortably stay when visiting Sydney.

The plan for Clovelly House, designed by John Brown Projects, involved opening up the windows to the view and allowing light to enter the building, in addition to new joinery throughout and new bathrooms to main living areas. Windows and doors were renewed with soundproofing and double glazing. The existing pool was also demolished and relocated to create a safe pool for young children.

The owners lived in the house during the renovation to reduce costs, however, when they travelled overseas for a limited period, all the team was needed on site to complete interior works. This required accurate site measures, calculations and pre-planning.

The steep site and narrow street access made the team think outside the square to get materials onto the site. Access was organised through a neighbour’s garden, and allowed To The Mil to transport oversized glazing to site with no damage and minimal time delays.

Located on a waterfront reserve at Forty Baskets Beach, NSW, Serenity House is a three-level contemporary coastal home overlooking Manly Wharf, built by Modern Concept Construction. The residence recently earned a joint win at the 2025 MBA Excellence in Housing Awards.

The project falls within the $7 million to $8 million category for house alterations and additions. Although it began as a renovation, it ultimately evolved into a substantial reconstruction.

The project scope was a renovation focused on installing a lift and upgrading the kitchen and bathrooms to transform the property into the clients’ forever home.

However, demolition revealed major structural issues, including inadequate load-bearing footings, causing part of the house to slide down the hill while the rear remained anchored to rock, resulting in a transverse crack from one side of the house to the other. This led to a significant project shift, with 70 per cent of the existing dwelling being demolished and rebuilt to ensure its structural integrity and longevity.

The project involved extensive structural rectification and reconstruction, maintaining the home’s architectural integrity while introducing first-class finishes and seamless modern design elements.

Precision design and custom features

The new brief called for a highly detailed waterfront home with uninterrupted water views, featuring precision construction and high-end materials. The scope included custom joinery, bespoke architectural elements, innovative drainage solutions, and logistical planning to accommodate restricted site access.

Several key features make Serenity House truly shine. To create the statement entrance, a custom western red cedar battened pivot door with book-matched curved style was chosen. The sitting room’s cathedral ceiling is a striking design element, appearing as the home’s centrepiece despite being offset, achieved through an in-house-designed false ceiling for perfect symmetry.

Egyptian limestone slabs, each weighing 185kg, were fabricated on-site by MCC’s high-end carpenters. The slabs eliminate busy tiling lines while also ensuring a seamless finish with ultra smooth bullnosing.

High-end finishes include Vitrosca sliding doors across all three levels, frameless glass balustrading with concealed fixings, a pergola with a hidden awning track, full-height frameless doors with concealed hinges, solid strip timber flooring, and book-matched 1200x600mm tiles to bathrooms. These elements all showcase the high level of craftsmanship involved to create the home.

A 4000-litre glass-fronted fish tank and heated water feature double as a children’s play area, with all hydraulics designed and built in-house.

The site’s the unique coastal setting on steep terrain, coupled with its position down a narrow laneway, prevented heavy machinery from accessing the property. All materials had to be transported manually, with 325 tonnes of brick, concrete and steel removed using a custom-designed inclinator system. To overcome access challenges and improve efficiencies, MCC designed and built a timber cart on a rail system powered by an electric winch that moved materials up and down the steep site.

The Vitrosca door system required crane installation in the laneway, necessitating temporary steel beams and tri-shores to stabilise the crane’s outriggers.

Master craftsmanship and finishes

The Serenity House project stands as a testament to resilience, innovation, and master craftsmanship. By combining cutting-edge techniques with meticulous planning, Modern Concept Constructions delivered a luxury coastal home that meets the highest standards of design and durability. This project highlights its ability to navigate complex site conditions while executing refined architectural details.

Discover how an architectural design studio transformed a beachfront home in Mt Maunganui, North Island, New Zealand, using Gerard’s latest roof panel, Calibre, to resolve persistent water ingress issues and deliver a refined, modern aesthetic.

Case Study: Modernising a Beachfront Home

In the midst of Mt Maunganui’s busy main street is an unassuming glass door leading upstairs to a small studio space.  Bright yellow splashes of colour create a vibrant atmosphere in the entry hall where a feature wall is decorated with building designs and concepts.  This is the home of ATA – a New Zealand-based architectural design studio, headed by Adam Taylor.

For the past 12 years Adam has been at the helm of his own studio, first under the name Adam Taylor Architecture, which then rebranded to ATA.  The foundation of ATA’s style is built on equilibrium, drawing in all the elements of design to create a balanced rhythm within each project. This design ethos is paired with a sense of freshness, with each plan bringing in new elements and inspirations to round out the vision.

ATA’s design is widely recognised, with appearances in national architectural publications and multiple awards adorning the office. The team of 5 are proud of their achievements, as Adam reflects, “Weve been lucky enough to win a few national awards through ADNZ. It’s great to get recognition for the work you’ve done, for both yourself and for the team.”

Addressing Coastal Challenges

A prominent project ATA has been working on is the remediation of an existing beachfront property in Mt Maunganui.  The client and her builder reached out to Adam to look at options for upgrading the appearance and performance of the structure which was struggling to cope with the property’s environmental conditions.

The project evolved throughout the design process, ending up with a full reclad of the first floor, redesigned deck and balustrades, and a complete rework of the roof.  The original roof was a concrete tile design, with a large stainless steel fascia.  The roof planes and valleys channelled water through to internal gutters which were undersized for the roof capacity in particularly heavy downpours.  This ultimately led to water-ingress issues over time.

The new roof design increased the internal gutter size and spouting, allowing for a larger water capacity which protected the roof structure from flooding.  The increased internal gutter size created a larger overhang of the eaves, placing a greater visual impact on the roof and the roof design.

Inviting natural light

Light flow was integral to the home’s design.  Windows in the northwest and beach-facing walls are accompanied by skylights and a gable-end window in the roof to allow for a natural glow throughout the house.  The original building design had a prominent chimney obstructing the gable end window, and Adam’s redesign removed this to allow for greater light balance in the living space.  Complementing the natural light flow, the home features a warm roof design which is accentuated with a geometric angled ceiling.  This ceiling creates a subtle texture to an otherwise minimalist room.

Choosing the right materials

Key to the brief, the client wanted a refreshed, modern roof while still retaining the home’s timeless nature.  Adam explains, “In terms of where we wanted to go architecturally, we wanted something that was regular, rectangular and quite striking.  We’d been referencing images of slate roofs, but we just didn’t have the ability to be able to absorb a weight like that, so that’s where a steel tile really comes into its own in terms of a project like this”.

Adam’s passion for new materials and designs led him to Gerard’s latest roof panel release, Calibre.  It had the style and look the client was looking for in the new roof, giving a luxurious and modern aesthetic to the project.

With a width of just over 1.3m, Calibre’s horizontal laying pattern allows for greater flexibility around penetrations, removing the need for backflashing up to the ridge.  Bringing the roofing tight in around penetrations, paired with Calibre’s panelled appearance brings a unique aesthetic to the roof planes. As Adam explains, “I like the fact that being a smaller module compared to your typical long run roofs, it breaks up the mass of the roof.”

A striking finish

Colour selection was crucial for the transformation of this home.  The original silver and grey fascia/roof combination was replaced by warm timber tones across the fascia.  A complementary ebony colour was chosen for the Calibre panels, introducing a striking modern look that retains the project’s timelessness.  Durability of the paint surface and colour in an aggressive environment so close to the coast is crucial for the project to have longevity.  Gerard’s Calibre panels are made of a thick steel core, protected by a zinc-aluminium alloy coating.  After forming, layers of UV stable colour and protective coatings are applied to ensure a clean, robust finish.

Calibre was designed with performance in mind, ideal for a location like Mt Maunganui that endures heavy wind-driven rain and exposure to harsh wind.  Calibre utilises a Concealed Fastening (CF) design, which hides fasteners from exposure underneath an interlocking nose to head lapping method.    This creates a strong matrix of panels, protected against wind and water ingress, delivering high functionality in an environment that demands it.

The project now stands finished, transforming a once ageing roof to a create a refined, welcoming home. Adam says, “Looking at the project now, I’m really happy with how the tile presents aesthetically and how it works with our direction architecturally.  I know the client’s really happy with the look, and the performance is there, so all around it’s been a great choice.”

Showcasing incredible transformations across Australia, the winners of the 2025 Home Design: Renovation of the Year Awards have been announced

Home Design magazine recently announced the winners of the Renovation of the Year awards for 2025. This year’s entries showcased incredible transformations across Australia. From small urban spaces to sprawling country retreats, the projects offer plenty of inspiration for your next build.

Overall winner: The Corner Shop

The top prize went The Corner Shop, designed by Kister Architects. This project transformed a derelict shop into a three-level sanctuary. The home maintains its historical character while adding a lush garden courtyard.

Ilana Kister, the architect and homeowner, used glass blocks to replace traditional windows. This change provides privacy while letting natural light fill the interior. Biophilic elements like green roofs and internal screens help bridge the gap between indoor and outdoor living.

Runner-up: The Nest

The runner-up spot was awarded to The Nest. This modern cabin began as a run-down shed used for breeding poultry. Homeowner Cecilia Mazadiego rebuilt the structure using recycled materials and concrete.

The design features a loft with a king-size bed and a cosy ground floor. A fireplace and dining table make the small space feel inviting. It successfully blends country aesthetics with modern living.

Energy efficiency prize: Bayside Accessible Bathroom

Heather Schwarz won the Energy Efficiency category. The project involved redesigning a compact bathroom to make it safer and more functional for her son.

The new space includes underfloor heating and smart toilet technology. Improved airflow and natural ventilation were priorities for the design. The result is a high-performance room that works beautifully for the whole family.

Outdoor prize: Emery cabin

Missy and Matt Emery took home the Best Outdoor Award for their Gold Coast project. They restored an old cabin that had been neglected for years. During the build, a tornado even tore the roof off the structure.

Despite these setbacks, they created a warm home with a new pool. The rainforest-style cabin features slate flooring and exposed beams. It stands as a great example of what you can achieve on a tight budget.

People’s choice: Peppercorn Residences

The public voted Peppercorn Residences by David and Adele Burke as their favourite.

The renovation added luxurious finishes throughout the property. The homeowners also included subtle Celtic influences as a nod to their Irish heritage.
