Sydney homeowners are rebuilding smarter — and the backyard is no longer being left to chance. In a world where modern living needs and functionality often clash with historical charm, MILEHAM‘s approach to a recent renovation of a Federation home in Sydney’s leafy Lower North Shore deftly captures a harmonious blend of both.

Originally hindered by an awkward 1970s extension that severed the home’s connection with its garden, this 116-year-old Lane Cove Federation home faced both aesthetic and functional limitations for modern family living. The homeowners longed to retain the character and warmth of the original architecture, while addressing the demand for space and movement needed by a family of five with three teenage boys.

The Client’s Dilemma: A Charming Home Struggling with Space and Flow

As is the story with many older homes, this home had its fair share of floor plan challenges. While its Federation-style façade holds a timeless charm, the interior was suffering from a previous, poorly designed floorplan alteration executed almost half a century earlier. A low-ceilinged extension had left the house feeling stifled and cut off from its outdoor entertaining spaces. The galley kitchen was so confined only one person could functionally be in there at a time. It left the client feeling cramped, unable to enjoy internal living of the home together as a family, yet also unable to make full, regular and natural use of the garden and pool area due to its disconnect with the main house.

MILEHAM’s Vision: A Seamless Transition and Open, Airy Spaces

To breathe new life MILEHAM’s Principal Architect, James Pilcher, focused on two main goals: reconnect the home’s interior with its garden and pool, and redesign the extension to properly integrate it with the original heritage home. James’ design ethos centred on respecting the past while meeting modern needs, and the result speaks volumes.

They began by reworking the existing extension, opting for a design that embraced the sloping block on which the home sat. Rather than fight the natural slope of the land the new layout welcomes it, creating a soft transition from the front entry to the rear veranda by encouraging a subtle forward movement towards light and space and the curiosity of ‘what lies beyond’.

Design Excellence: Honouring the Federation Spirit

One of MILEHAM’s triumphs in this project is the way they maintained the integrity of the original home’s Federation architecture while injecting contemporary floorplan design elements. Drawing on heritage cues, the team seamlessly integrated features of the original façade into the new extension. The rich, historical details—such as the high ceilings and intricate mouldings—are echoed in the new spaces, ensuring the home’s heritage is ever-present.

In particular, the introduction of a 3.6-meter Mansard ceiling in the new expansive living/dining/kitchen extension adds an impressive sense of scale without overwhelming the intimate feel of the home. This delicate balance of grandeur and warmth was achieved through careful material selection and attention to period-specific detailing, demonstrating MILEHAM’s respectful understanding of historical design.

Tackling Architectural Complexities: The Sloping Block Solution

One of the most interesting aspects of this renovation was MILEHAM’s approach to the home’s difficult sloping block. Sloping sites often present significant architectural challenges, particularly when trying to create a cohesive flow between different areas of the home.

MILEHAM took on this challenge headfirst, creating a floor to ceiling design which maintains a consistent eyeline throughout the space. This approach not only improved the functional layout of the home but also enhanced its visual appeal.

To ensure the home felt unified from front to back, the new extension was designed with a simple stepped floor plan that followed the natural slope of the land. The wide stairs that connect the old and new parts of the home serve to lead the eye through the home, out into the garden beyond.

Congratulations to our overall winner!

Aaron and Di completed a full-home reno in 2022 in Burleigh Waters, on the Gold Coast. “The original house was very closed in and did not make full use of the amazing canal views,” says Di.

“It was dated and ugly. We created an open-plan living set-up and added a second-storey parents’ retreat which looks out to the beautiful Gold Coast hinterland. In the original house, there was a sitting room/atrium that never got used, but we still liked the idea.

We used that in our reno and now we have a beautiful garden atrium that brings the outdoors in. Our home now has a timeless coastal feel which very much suits Gold Coast living!”

The previous owners of this Caulfield North renovation had an appreciation for the dwelling’s original Art Deco features, says homeowner David Yan. “The existing front of the house was brought back to life, period features were refreshed and modern services were incorporated.

The existing area has the formal lounge and dining, plus a guest bedroom with WIR and ensuite. In the new rear extension, the ground-level living areas and three upper-level bedrooms all face north. The family room has large sliding doors opening up to both alfresco and yard. The new renovation is oriented towards the north to take in winter sun to warm up the house, and block out the sun in summer.”

LOCKYER ST PROJECT

Katrina and Claude Capelli say they absolutely love their renovation of their two-bedroom 1938 workers dwelling that’s now a five-bedroom family home. “The restored original Art Deco ceilings are our favourite feature of the home,” says Katrina.

“We enjoy having family and friends around on the new deck extension to share our home-made pizzas while taking in a view of Brisbane City. We’re looking forward to creating some fabulous memories in this home.”

HARGRAVE COTTAGE, PADDINGTON

Sally Badger and Joshua Carolan rented this house for two years before it came on the market to buy. “It is a small, 100-year-old workers cottage which was made smaller by pokey rooms and disjointed indoor/outdoor living spaces,” says Sally. “The whole time we rented, we imagined what we would do if we owned the house, how we’d open it up, make it feel more spacious and liveable while keeping the character of the heritage home. This renovation is two years of imagining, thinking and iterating come to life, and it’s even better than we ever dreamed.”

“The house is full of life again after 25 years of ‘it will do’ from the previous owners,” says homeowner Kate Hardy. “Very little structural work was done but everything in the house is new … floors, doors, skirts, hardware, etc. Our house is perfect for our active family and I love calling it home.”

FAMPTONS (HAMPTONS IN FLINDERS)

Ashleigh Murray and Ricky Cullen fell in love with the cul-de-sac street and potential of this house. “We knew it would be our home but it was very dated, with pink walls, cream accents and red brick. It was far from the Hamptons-inspired beach homes we loved. So we decided to bring the Hamptons to Flinders, NSW, instead,” says Ashleigh. Inside, the renovation includes detailed Intrim Mouldings wainscoting, high-end bathroom finishes, and floor-to-ceiling glass overlooking the pool. Outside includes a pool surrounded by limestone, white Polvin fencing, outdoor kitchen with Caesarstone benchtops, a keg, fridge and Hardiedeck. “It’s resort living and the perfect entertaining spaces for our personalities,” adds Ashleigh.

“The original space was 1980s Overman-designed with curved lines, light and flow, but now contemporised architecture brings even more natural light into the home,” say homeowners Joanne and Michael Tait. “Gold accents, ‘braver’ tile choices and interesting design touches create a home. For example, a cellar door — it’s just a steel door with feature glass but bespoke for the room and speaks of quality and high-class finish. Powder and ensuite tiles are bold but in keeping with the overall design elements. The alfresco is now a lovely space, amplified with bifold doors from the kitchen, a good size, bright and private — essential for a Perth home with climate-necessitating functional indoor/outdoor space.”

Tony Paarhammer and Andrew McBride were part of the 190,000 visitors at the BAU Expo in Munich end of April, gaining insights into all the newest products on show.

The 2260 exhibitors from 49 countries included the following topics which might also become significant for the Australian building industry:

  • Façade insulation and secondary façade insulation,
  • Prefabrication and materials to streamline the building processes,
  • Lifting equipment like small tower cranes to make work easier on the building site,
  • Solutions to reduce or eliminate thermal bridging in building envelopes,
  • Low and zero level thresholds with drainage and thermal breaks,
  • Screws, bolts, connectors for the timber construction industry,
  • Low VOC water-based timber finishes, paints, lasurs,
  • Software apps to manage onsite work and service personnel,

The new NCC regulations require better building insulation as well as level entry points to buildings, all of which have already been done in Europe. Items that reduce thermal bridging can include tapes, foams or solutions for window installations. With the growth of solid timber construction (SIPS, CLT, etc) connectors become an important part, and particular screws, and of course low VOC timber finishes. Siegware has these items in stock in Australia and also ships to New Zealand.

It is more and more recognised in the European building industry that OH&S issues and time savings can be had with off-site prefabrication and with on-site lifting equipment rather than hiring a crane several times during construction whenever heavy items need to be installed or moved.
